A whole-home renovation rebuilds the inside of a house while preserving the structural shell. The work runs longer and costs more than a kitchen or bathroom because every system gets touched: plumbing, electrical, HVAC, insulation, cladding, finishes.
Leman runs whole-home renovations the same way it runs a custom home build. One owner on site daily. Weekly photo reports. A single fixed-price contract for the full scope. The homeowner does not live in the house during this work.

Discovery and design
Site visit, scope discussion, design partnership with your architect or ours, structural assessment where applicable, fixed-price contract once design is finalized.
Construction
Daily site supervision by an owner or partner, weekly photo updates, fixed milestone schedule, transparent change-order process, fully insured and WSIB-compliant trades.
Closing
Pre-handover walk-through, deficiency resolution before keys change hands, final cleaning, one-year warranty work, twelve-month check-in visit.

Specifics
The first decision is whether the existing structure can support the renovation. Leman commissions a structural assessment in the discovery phase to confirm. If the house needs a foundation underpin or a steel beam to open a wall, that scope gets priced in writing before the contract is signed.
Heritage and ravine-protected lots add a permit step. The schedule absorbs the City of Toronto Heritage Preservation review window where applicable. Forest Hill and Rosedale heritage homes routinely sit in this category.
