Tear down and rebuild.

Demolition of an existing structure and construction of a new home in its place. The right path when the existing house cannot economically support a renovation, when the family wants a different floor plan than the existing footprint allows, or when the lot is far more valuable than the existing structure.

Tear-down-and-rebuild combines demolition, salvage, permitting, and a full custom-home construction sequence into one project. Leman handles each stage with a single fixed-price contract spanning the full scope.

The discovery phase confirms whether tear-down is the right call. Sometimes a major renovation costs less than starting over; sometimes the existing structure is so compromised that any renovation is throwing money away. The first conversation answers this for the specific house.

Demolition and salvage

Hazardous materials assessment (lead, asbestos), salvage of any reusable elements, full demolition by a licensed contractor, hauling, site preparation. Tarion-required as a sequenced phase before construction.

Design and permits

Architect partnership, structural and mechanical engineering, zoning and committee variance applications where required, full permit set, fixed-price contract.

Construction and handover

Foundation through finish, daily site supervision by an owner or partner, weekly progress reports, a Tarion-registered handover, and a one-year warranty visit.

Specifics

Heritage status of the existing structure is the first thing Leman checks. A property listed on the Toronto Heritage Register cannot be demolished without a heritage permit; Bridle Path and Casa Loma have several heritage-listed lots. The discovery phase confirms heritage status before any demolition planning begins.

Salvage is worth more than people expect. Solid-wood doors, antique fireplace mantels, original hardware, leaded glass, and certain wood floors can be salvaged for the new build or sold to architectural salvage suppliers. Leman coordinates the salvage in the demolition contract.

Tarion warranty registration applies to new homes built for sale on owner-supplied lots. Tear-down-and-rebuild commissions proceed on lots already owned by the client at the time of contract.
